• Determining the best price for the property.
  • Initial walk through, take photos and advise owner if anything needs to be done to ensure the  property will  rent quickly.
  • Put on a lock box if the property is vacant, if tenant occupied work with the tenant to determine showing instructions.
  • Enter in the Multiple Listing Service and market the property through various internet sites
  • Screen calls from prospective applicants
  • Show the property to prospective applicants
  • Cooperate with other agents who show the property
  • Process rental applications, this includes:


                                Pull Credit Reports

                                Verify employment

                                Obtain rental references from current and previous landlords

                                Run a criminal and background check

                                Run a sexual predator check

                                Present all information collected to the owner for approval


 


  • Collect the first months rent, security deposit and pet deposit if applicable
  •  Prepare Lease
  • Pay any commissions if co-broking with another real estate office
  • Disburse funds to owner
  • Pictures are taken to document the condition of the unit at move in (and again at move out)
  • Monthly rent collection
  • Monthly statements
  • Property inspections
  • Holding deposits in our escrow account
  • Coordinating all maintenance repairs and paying bills
  • Communicating with tenants
  • Direct deposit for owner disbursements
  • Negotiating lease renewals
  • Complying with Florida law on the disbursements of security deposits and all correspondence regarding damages and claims
